If you want to get into real estate photography, it might be a great idea to use free stock images first. However, you need to check how you are allowed to use them.
Most platforms allow you to use real estate stock photos under the Editorial or Commercial use licenses. Most images on such platforms are suitable for editorial use, however, only some of them can be used for commercial purposes.
Commercial use means that you want to utilize photos for a profit. You can use paid and free real estate photos to sell a variety of properties or promote your services online. If you specialize in commercial real estate photography, you can add your pictures to websites, blogs, social media ads, or TV commercials. Besides, you can print such photos on billboards and use them when designing brochures.
To use commercial real estate stock photos, you must get the permission from their owners. Any types of trademarks can only be used if you have a property release from the owner at your disposal. Besides, if there are models in those photos, you must also obtain a model release.
If you download editorial images, you cannot use them as real estate wallpaper backgrounds or for commercial use. Editorial images cannot be used for any other purpose, other than informational. Unlike photos for commercial use, they do not require property or model releases. However, this type of use is very limited. These images are often used by newspapers and magazines. When claiming “editorial use” you need to keep in mind that you can’t change the image and need to credit its author.
As the stock photography industry has evolved, different licensing models have emerged. The industry does not have set norms that all sellers of stock have to adhere to, so various models of licensing have emerged with different stock suppliers looking for ways to increase their sales by making the licensing simpler, cheaper and more attractive to picture buyers.
It always requires a credit to the image creator and in a lot of cases require that derivative work be ‘shared alike’, images are often not available for commercial use.
CC0. The full title is Creative Commons Zero license, it is the most popular type of license for free stock photography. It means that photos may be used for free for all legal purposes. A person, who uses pictures under such license have a right to copy, distribute and modify them without author`s permission and adding links. Such pictures can be downloaded for private and even for commercial goals.
CC1. The license presupposes that a person, who uses photos, should provide a link to the source where they were downloaded or for the author. The user has also to indicate if he/she has changed a picture.
CC3. In case a photo is published under CC3 license, a user, who downloads, should attribute a picture to the owner.
CC4. This license requires from the person, who downloads photography mentioning 4 things: the title of the work, the author (may be internet username), the source (where you have it), the license (mentioning a particular version).
Here the buyer needs to define all information about how, where, when the photo will be used. Customizable terms and the possibility of exclusive use makes RM the chosen license for big brands and companies conducting global marketing or branding efforts, or any other endeavors where exclusitivy of the visuals adds value to the final results.
Images which feature logos, brands, recognizable products, events or celebrities are licensed as editorial use meaning they can only be used as part of newsworthy stories. Editorial images cannot be used in any form of advertising or commercial application.
Royalty free has become the default license type of selling stock images. It allows flexibility to the buyer in that an image only needs to be purchased once for use in unlimited applications. There are however some license limitations, you can usually print up to 1/2 million copies of the image in a publication but you cannot create a derivative products using the image (one where the image forms a part of the products reason for existence e.g. a poster, calendar or t-shirt) for that you need an extended license.
An extended license extends the terms of a standard royalty free license so that an image can be used in derivative products (e.g. mugs, t-shits, website templates). There are usually limits on the number of products that can be produced/sold. It sometimes works out cheaper to license an RM image for such usage, but microstock agencies generally offer a cheaper option for low volume use.
This is usually an absence of a license agreement, the image creator has placed their work into the ‘public domain’ for use by anyone in whatever way they like.
